Overlook Life Care Community - Charlton, MA

BSC Group led overall site development for the multi-phased Overlook Life Care Community in Charlton, Massachusetts. The retirement community provides several levels of care, including a state-of-the-art health center, rest home, skilled nursing facility and residential complex.

The three-phase development involves about 120 acres of the spectacular 450-acre, mountaintop Masonic Home property. The 62 and over program expands their existing facilities to include a renovated administration building, a new 114-bed skilled nursing facility with adult and child day care, a 69-bed rest home, a 200-unit independent living apartment facility,  and 14 independent living cottages. The site also features a new chapel, indoor swimming pool, performing arts building, and maintenance garage. All of the main buildings and facilities are interconnected by direct connection between the buildings or through enclosed connector walkways.

Key aspects of BSC’s work include:

• Civil Engineering – The project required an extensive evaluation of on-site versus off-site water and wastewater systems and addressed all stormwater management measures. BSC spearheaded the permitting strategy for both the water and wastewater systems and received final permitting approvals. Additional project elements included the design of utilities, roadways, and parking infrastructure improvements.
  
  
• Project Coordination – Throughout the multi-phase project, BSC served in a strategic development role, promoting synergy between the client and the program manager to expeditiously move the project from planning through construction.
