BSC Group provided integrated planning, design, and permitting services for the construction of a new operations and administration facility for a large health care industry client. Located on a 34-acre site, the LEED-certified, 325,000 sf office building also has a four-level parking garage with 1,600 spaces; and 77 surface parking spaces.
BSC worked collaboratively with the architect and landscape architects to develop site plans that considered current and future needs, resulting in an inspired site design that incorporated the following elements:

Site Design – BSC Group provided comprehensive design services, including all stormwater management, drainage, retaining walls, roadways, parking lots, and access roads. BSC’s design also included a one-mile utility corridor to bring electric and telecommunications lines to the site. Importantly, the team recommended modifications to the original plan to reduce the building’s footprint, minimizing site disturbance and land clearing. Site plans also allow for substantial future expansion, designating 75,000 sf for expansion of the building and an additional 340 parking spaces in the garage.

Traffic and Roadway Improvements – BSC’s traffic engineers provided designs to mitigate impacts associated with increased traffic volumes and with the access road’s location in the neighboring town of Rockland. BSC proposed roadway and ramp widening and signalization to mitigate increased traffic at the nearby Route 3 interchange. Additionally, the team worked with the Towns of Rockland and Hingham for a Definitive Subdivision design to extend Commerce Road 1,000 feet to all access to the new site.

Permitting – This large-scale project required permitting from two municipalities, as well as the filing of an Expanded Environmental Notification Form and Single Environmental Impact Report. As part of the utility corridor design, BSC Group designed a wetland restoration program to restore impacted areas.
