BSC Group provided integrated services for The Bulfinch Companies’ Cambridge Discovery Park, and 850,000 sf research and development facility with six new buildings and two new structured parking garages, located on a 27-acre site alongside the Little River. The project includes the demolition of an existing parking lot and existing structures nearest the Little River and the restoration of these areas as natural resources for public use.

Permitting – BSC played an integral role in permitting the project with the Cambridge Planning Board (Project Review Special Permit, Flood Plain Overlay District Special Permit, and District 4 Dimensional Relief Special Permit); Cambridge and Arlington Conservation Commissions (ANRADs and NOIs); and the United States Environmental Protection Agency (NPDES for construction activities). The project approvals for the first phase were achieved within a compressed time frame, involving a continuously evolving design with extensive project team coordination.

Civil/Site Design – BSC prepared master plans for utilities, roadways and drainage. BSC also prepared construction documents and provided construction engineering. The entire project falls within the 100-year floodplain of the Little River and required a stormwater management strategy designed to compensate for displacement of floodwaters caused by the project improvements. Ultimately, underground chambers were designed for the temporary storage of these floodwaters.
