
Love Farms
BSC Group supported the planning, design, permitting, and construction of Love Farms, a new farm-to-table restaurant on Route 28 in West Dennis, Massachusetts. The project transformed a highly constrained site into a distinctive dining destination with indoor and outdoor seating, a patio and stage, lawn area, food truck space, and children’s playground.
The property presented significant design and permitting challenges, including its location entirely within FEMA Zone AE, wetland resource areas and buffer zones, high groundwater, and limited buildable area. BSC developed a coordinated site design that maximized the available space while addressing floodplain, stormwater, wastewater, access, and environmental requirements. Solutions included parking beneath the building, bioretention areas, subsurface infiltration systems, a pressure-dosed wastewater disposal system with enhanced nitrogen removal, FEMA-compliant flood venting, and a landscape plan featuring locally appropriate trees, shrubs, perennials, and herbs.
BSC guided the project through local, state, and federal permitting, including Site Plan Approval, stormwater and wetland approvals, a Board of Health variance, MassDOT Access Permit, FEMA Elevation Certificates, and NPDES construction compliance. During construction, the team provided layout, inspections, as-built certifications, shop drawing and RFI review, and erosion and sediment control monitoring to help carry the complex design through implementation.
