Oxoboxo Lofts Redevelopment
BSC Group provided civil engineering, transportation engineering, landscape architecture, and permitting to transform a deteriorated Civil War era mill into Oxoboxo Lofts, a new residential community of about 70 units, including much needed affordable housing for Montville, CT. On a steep, tightly constrained site, our team designed complete site systems for parking, circulation, utilities, drainage, and ADA access, plus resident amenities such as a seating areas, high efficiency lighting, and walkways.
A key challenge was Oxoboxo Brook, which flows beneath the mill and places the building in the FEMA Floodway. BSC completed advanced hydraulic analysis and developed floodproofing and compliance solutions for CT DEEP Flood Management Certification. To reduce flood risk further, BSC also advanced a companion project to remove a historic high hazard dam upstream, including hydraulic evaluation, erosion control, access planning, and full stream restoration.
In addition, BSC supported construction through closeout with site visits, design refinements, surveys, and punch list services.
The Oxoboxo Lofts earned the Elizabeth Mills Brown Award for Excellence with an additional commendation for Masonry Preservation from the Connecticut Chapter of the AIA.
