State Street Corridor Master Plan
The City of Springfield is partnering with BSC on a comprehensive master planning effort for the State Street Corridor, spanning from Mason Square to the Vibra Hospital area. Building on prior studies and neighborhood investment plans, the project aims to create a clear, implementable roadmap for revitalization, with a focus on economic development, infrastructure improvements, and a stronger public realm.
The effort includes a detailed assessment of existing conditions — land use, zoning, building conditions, transportation systems, and utilities — alongside an evaluation of market trends and redevelopment potential. Particular attention is being given to vacant and underutilized properties and environmental justice considerations to ensure equitable outcomes for corridor residents. A targeted component of the study explores redevelopment scenarios for the former Mass Career Development Institute (MCDI) site, aligned with community priorities and market conditions.
The final master plan will deliver actionable recommendations for land use, housing, zoning, and infrastructure, providing a blueprint to guide reinvestment and long-term, equitable economic revitalization along the State Street Corridor.
